The establishment of new housing initiatives for older people begins with the participation of (future) residents. This study explored how participation is experienced by both facilitators and (future) residents and what lessons are learned regarding the facilitation of meaningful participation. Participation was studied through semi-structured interviews and focus group sessions from the perspective of 34 (future) residents and facilitators involved in participation processes in a diverse set of four housing projects from the Netherlands. The results focused on three phases: the initiation phase, the concepting and development phase, and the transition towards an established form of group housing. From the outset of such processes, it was important to involve all relevant stakeholders and to create a shared vision about the participation process. Discussions in small groups, the use of references, creative elements, and the creation of the right atmosphere were experienced as valuable during the concepting and design phase. In the third phase, the role of the organisation and residents needed to be discussed again. Participation should be a continuous process, during which trust, communication and having an open attitude are key. This study showed how innovative approaches can contribute to the creation of an environment in which older people can impact the actual design of housing, and make it more inclusive. An enormous challenge has risen regarding our existing housing stock, as the result of ambitious agreements to reduce global carbon emissions. Until now the focus has been mostly on improving energy efficiency technically by ameliorating the energy performance of the building envelope. Insulation, controlled ventilation, new services and devices are deployed, saving and harvesting energy. New building components and production processes have been developed to smoothen obstacles in the role-out of large-scale implementation of these measures. Also effort has been put into non-technical solutions e.g. new financial arrangements, standards and business models. This has resulted in several successful pilots in the EU to retrofit dwellings towards net-zero energy levels. Still, large-scale implementation, especially targeted at owner-occupied dwellings is lagging behind. The hypothesis is that this is due to the fact that the challenge is still mainly addressed by following concepts that belong to the paradigm of the second industrial revolution. In this paradigm central coordination, proprietary development and vertical up-scaling are key and dwellers are neglected as an essential group of stakeholders in the transformation of their dwellings. This paper will reflect on the principles used in retrofitting using the successful Dutch programme of the Stroomversnelling as a case study. What are the consequences, especially for the position of dwellers, if we rethink the developments from concepts that belong to the paradigm of the third industrial revolution? In the reflection on necessary and possible future developments experiences and insights from Open Building will be used.

Senior co-housing communities offer an in-between solution for older people who do not want to live in an institutional setting but prefer the company of their age peers. Residents of co-housing communities live in their own apartments but undertake activities together and support one another. This paper adds to the literature by scrutinizing the benefits and drawbacks of senior co-housing, with special focus on the forms and limits of social support and the implications for the experience of loneliness. Qualitative fieldwork was conducted in eight co-housing communities in the Netherlands, consisting of document analysis, interviews, focus groups, and observations. The research shows that co-housing communities offer social contacts, social control, and instrumental and emotional support. Residents set boundaries regarding the frequency and intensity of support. The provided support partly relieves residents’ adult children from caregiving duties but does not substitute formal and informal care. Due to their access to contacts and support, few residents experience social loneliness. Co-housing communities can potentially also alleviate emotional loneliness, but currently, this happens to a limited degree. Purpose - Housing associations make too small a contribution to society, the government has to step in too frequently because of maladministration, and the associations’ executives are often unaware of the far-reaching impact of their decisions. These are the conclusions of new academic research conducted by Jan Veuger of Rotterdam School of Management, Erasmus University (RSM). In his dissertation, he asserts that in numerous cases there is no correlation between social and financial objectives. The Dutch House of Representatives debated the results of the report Ver van huis from the Parliamentary Committee of Inquiry on Housing Associations in early December 2014. Design/methodology/approach -After extensive exploration of the literature and PhD studies on the period from 2005-2009, the research design inspired based on the grounded theory, which has a certain bias as a result of the extensive literature study. In the line of thinking of the grounded theory, interviews with directors more or less contracted uninhibited according to a narrative method. Afterwards these interviews, independent of the researcher, thematic and labeled by a single Delphi method be submitted to an expert group which created a storyline. The results of this Delphi method have been submitted to a peer group of directors. Then these conclusions in a survey presented to 60 selected directors and the subsequent conclusions. There has thus been more than a triangulation of research than just interviews, Delphi method and survey. Hypotheses are thereby omitted because of the difficulty of fitting in within the chosen research design inspired by grounded theory. Findings -Why thisqualitative thesis 'Control of housing associations in consistency with social values'? To understand and to discover patterns about the how and why of the functioning of corporations in society as they do now. This qualitative study is about the search for ideas, backgrounds, motives, resistors and motives and is therefore suitable for the following question: witch contradictions are there in the social values that underlie housing associations that affect the way the are governed? The overall summary conclusions to answer the central question is: Directors, at the highest level thinking about how to deal with values ensure they drive on their own, monitor, know the consequences and take responsibility. Research limitations/implications - At his request Stef Blok, Minister for Housing and Kingdom Relations, has received the thesis Material Immaterial (Veuger 2014) on December 4, 2014. On December 11, 2014, the Minister decided to change its proposed policy through the establishment of an inspection model in which the financial and social objectives of the corporations are tested and assured, with the Minister as the final responsible. The parliament has unanimously agreed. Originality/value - My contribution to science is also showing patterns of Board behavior, whether or not in conjunction with societal and financial values of housing associations. This has not been previously investigated or established. This contribution complements include studies on culture of housing associations (Dreimuller 2008 and Sinke 2014) or only driver behavior (Heemskerk 2013) or history of housing corporations (Beekers 2012) or about the behavior of housing associations (Koolma 2009)

This paper presents work aimed at improved organization and performance of production in housing renovation projects. The purpose is to explore and demonstrate the potential of lean work organization and industrialized product technology to improve workflow and productive time. The research included selected case studies that have been found to implement lean work organization and industrialized product technology in an experimental setting. Adjustments to the work organization and construction technology have been implemented on site. The effects of the adjustments have been measured and were reviewed with operatives and managers. The data have been collected and analyzed, in comparison to traditional settings. Two projects were studied. The first case implied am application of lean work organization in which labor was reorganized redistributing and balancing operations among operatives of different trades. In the second case industrialized solution for prefabricated installation of prefabricated roofs. In both cases the labor productivity increased substantially compared to traditional situations. Although the limited number of cases, both situations appeared to be representative for other housing projects. This has led to conclusions extrapolated from both cases applicable to other projects, and contribution to the knowledge to improve production in construction. Vrijhoef, R. Background: An estimated 18 million people in the world have to cope with a decline in intellectual functioning that is not a normal part of the ageing process, called dementia. By 2025, this number is expected to reach 34 million. Alzheimer's disease accounts for 50-70 % of all cases of dementia. In the Netherlands, about two thirds of those affected live at home, with or without a partner. The increasing group of older adults with dementia presents great challenges in terms of creating suitable living environments and appropriate housing. Extramural housing needs further development, as opposed to intramural housing, such as nursery homes. The new extramural housing forms account for and compensate decreasing vitality and overall health status through the use of ICT and other technologies to serve human well-being. This should facilitate both residents and alleviate the intensity of care given by voluntary and professional care givers. In order to create these optimal dwellings at cost effective prices, evidence-based introduction of architectural measures and technological applications is essential. Existing knowledge is best viewed as an effort to expand and stimulate thinking on the relationships between dementia and design; thus, knowledge is largely a collection of hypotheses amenable to, and requiring, implementation and validation.This PhD-project will research some of the design aspects and needs, relevant to the technological home environment for older adults with dementia. This PhD project is shared with Hogeschool Utrecht, Lectureship of Demand Driven Care. Aim of research: Assessing thermal, lighting, and acoustic requirements, feasible home modifications and teleservices to sustain independence and well-being, both being the end product of all services rendered. Results so far indicate that requirements of older adults with dementia differ largely from the requirements of healthy older adults.

Since the financial and administrative liberalisation from the government in the late 1980s and the 1990s, the Dutch housing associations have been very dynamic, regarding the considerable extension of both commercial and social activities, the increased reliance and dependence on market circumstances, and the large number of amalgamations, creating bigger organisations. In recent years the Dutch social housing sector is under increased pressure as a consequence of the credit crunch, increased tax levies and the national implementation in the sector of EU regulations on ‘Services of General Economic Interest’. Factors like these are likely to have an effect on the organisational strategies of housing associations, the main providers of social housing in the Netherlands. The direction and the size of these effects, however, are not well known. A recent inquiry among housing associations sheds more light on this. In this paper, we make use of a classification including a socialcommercial dimension and a dimension between so-called ‘prospectors’ and ‘defenders’. This classification proves to be an adequate tool to describe the recent developments in the sector. It is concluded that, in general, housing associations are focussing more on traditional social housing tasks and ‘defending’ strategies, implying a shift back compared to the trend in recent decades.

Population ageing has become a domain of international discussions and research throughout the spectrum of disciplines including housing, urban planning, and real estate. Older people are encouraged to continue living in their homes in their familiar environment, and this is referred to as “ageing-in-place”. Enabling one to age-in-place requires new housing arrangements that facilitate and enable older adults to live comfortably into old age, preferably with others. Innovative examples are provided from a Dutch social housing association, illustrating a new approach to environmental design that focuses more on building new communities in conjunction with the building itself, as opposed to the occupational therapeutic approaches and environmental support. Transformation projects, referred to as “Second Youth Experiments”, are conducted using the Røring method, which is based on the principles of co-creation. De Benring in Voorst, The Netherlands, is provided as a case study of an innovative transformation project. This project shows how social and technological innovations can be integrated in the retrofitting of existing real estate for older people. from the article: "In the Netherlands, housing corporations are increasingly adopting self-service technologies (SSTs) to support affairs their tenants need to arrange. The purpose of the study is to examine the customers’ motivations of using SSTs in the context of the Dutch public housing sector. An empirical investigation is presented based on a sample of 1,209 tenants. Using partial least squares (PLS), the acceptance model of Blut, Wang, and Schoefer is adopted and tested. The results show that especially the need for interaction negatively influence the adoption of SSTs by tenants. Positively, subjective norm and self-efficacy influence the adoption. Furthermore, playfulness negatively influences this adoption. Developers of SSTs should focus on its ulitalitarian function, rather then invest in its playfulness. Moreover, adoption is propelled by the encouragement of others. This can be enhanced by positive word-of mouth and should therefore stimulated."
